Would remove clean energy source requirement and allow all non-energy uses (Commercial/Industrial/Warehousing/Manufacturing etc). Could include an Amazon Distribution Facility and/or Affordable Housing. Turkey Creek Preserve owns the Eastern portion of the 3,000 acres. University Energy Park owns the Western portion. They are separate corporate entities but appear to working in concert. The Planning Commission will make a recommendation and the County Commission will make the final decision.
Believe it or not, in community meetings that the owner held, Turkey Creek Preserve said they have no plan. Do we believe them? Not for a minute!
On August 12, 2024 the Planning Commission decided to recommend denial to the County Commission.
The County Commission agreed to allow the applicant to postpone. The Planning Commission will decide what to recommend to the County Commission at a public hearing on January 13, 2025.
There are growing concerns about radiation. Some testing done by locals is showing alarming levels of radiation in some areas that border the EIP. No development should be allowed until full testing is completed.
Would remove the current ban on residential development. It would allow 1,200 homes on the Southern portion of the EIP (South of the CSX RR tracks bordering S Dover Rd. It would also be eligible for Affordable Housing. At the community meetings held by the owners they showed access points along S Dover Rd. They also mentioned the need to obtain additional access points which would feed out onto Durant Rd.
The owners won't reveal the details of their plan.
The owners argue that the residential will not be in the exact same spot as the toxic waste sludge pond site. However, the area of development would be on land that was used as "resting ponds" where slurry was dumped when phosphate mining was performed. Most of the 3,000 acres has not been tested. Our community is very concerned about the safety of literally thousands of people that might end up living and working at the EIP, if this amendment is adopted.
Hillsborough County decided on February 13, 2025 to move the proposals forward, but they are not finalized yet. The proposals have now been sent to the state for review. The state will look at them in detail to make sure they are consistent with Hillsborough's growth plan. The fact is that there many inconsistencies with the goals and objectives of Hillsborough's Comprehensive Plan. The state can reject it when they see how it conflicts with the safety and desires of our citizens.

The EIP had promised to build a clean alternative energy plant. In return, they could build industrial & commercial. The energy plants never happened. Now they want to amend the agreement to allow a % of the industrial & commercial first, with no commitment to ever build the energy facilities. And 1,200 homes plus retail/office/daycare etc with inadequate road access ???
Our local community thinks this development is a terrible idea!!
Our coalition is made up of concerned neighborhood citizens like yourself that want to enjoy living in Hillsborough and oppose offensive land development that negatively impacts our quality of life in so many ways (traffic, fire/safety, schools, water, waste, green space, endangered wildlife, etc.).
